The Challenges

Our client, a sophisticated property investor, sought to refinance a mixed-use shopping centre and accommodation asset as part of a broader strategic debt programme across their portfolio.

Developed in 2020, the asset comprises a diversified income profile including a supermarket-affiliated liquor retailer, independent supermarket, serviced apartment operator, and a range of specialty retail tenants.

The key challenge was ensuring the facility structure appropriately reflected the mixed-use nature of the asset while aligning with the client’s broader portfolio funding strategy and long-term investment objectives.

Our Solution

EMK Thomas Capital and Advisory was engaged to manage the end-to-end refinance process, including lender positioning, structuring, and negotiation.

Detailed financial modelling was undertaken to demonstrate the strength and stability of the asset’s diversified income streams, ensuring alignment with lender credit requirements.

The transaction was structured and negotiated with a major Australian bank, delivering a tailored facility aligned to both the operational characteristics of the asset and the client’s broader capital strategy.

Client's Result

  • Strategic refinance secured with a major Australian bank
  • Facility structured to reflect mixed-use income profile
  • Improved flexibility to support broader portfolio strategy
  • Continued alignment with long-term investment objectives
