Our client required construction funding for a 33-unit industrial development located in Thomastown.
The project comprises 23 warehouses ranging from 122m² to 499m², each including mezzanine floor area and dedicated office space, together with 10 storage units of 63m² and 42 onsite carparks.
The funding requirement related to an owner builder project, with construction works already well advanced and completion targeted for Q4 FY2026. The key requirement was to secure a funding solution that supported the continued delivery of the development through to completion.
EMK Thomas Capital and Advisory arranged $17.0 million in construction funding for the project through a private lender.
The funding was secured for a repeat client and aligned to the nature of the development, comprising multiple warehouse and storage unit types with construction already underway.
