The Challenges

Our client was introduced to us seeking an initial requirement to procure finance for the construction of a 43-apartment project in Moorabbin, having already received an expression of interest from a second-tier lender.

They also planned to leverage their existing properties with the same lender to alleviate any additional equity requirements for the project.

Our Solution

After a full review of their financial position, our solution involved putting together a comprehensive funding IM on behalf of the client group that was tendered to the four major banks.

EMK Thomas successfully procured a $16m construction facility with a major bank and restructured their property securities, allowing for the refinance of the majority of their lending from a second-tier lender to a major bank.

At the same time, we leveraged equity from the remaining properties with a non-bank property lender, providing the required equity for the development.

Client's Result

Our client was able to obtain significant benefits from the solutions implemented including:

  • Access to the necessary equity without liquidating any properties or shares.
  • Significant interest and fee savings on the $16m construction facility using a major bank.
  • A substantial reduction in interest costs on their $5.3m commercial investment facility by refinancing from a second-tier lender to a major bank.
