Chris is responsible for property related deal origination and structuring, across all forms of property asset classes. He has over 20 years’ experience in property finance and transacted over $2 billion in property investment and development deals throughout his career.

A majority of Chris’ career was in senior relationship management roles within ANZ’s Commercial Property Finance division. Prior to joining EMK Thomas Capital, Chris spent six years in senior executive roles within the property funds management industry and responsible for new client acquisition and portfolio management.

The Challenges

Our client required construction funding for a multi-residential apartment development in Glen Iris, comprising a three-level project of 23 apartments with a mix of two- and three-bedroom configurations.

A key consideration for the transaction was securing a funding solution aligned with the project’s delivery timeline, in circumstances where construction had already commenced and the builder was well advanced on site.

The requirement was to obtain certainty of funding while ensuring the structure appropriately reflected the client’s financial position and the progression of the development.

Our Solution

EMK Thomas Capital and Advisory arranged a $12.75 million senior debt facility with a major Australian bank.

The funding was secured for a repeat builder and developer client and approved without a pre-sales requirement, reflecting the client’s financial strength and moderate gearing profile.

This approach aligned the facility with the project’s construction programme and provided clarity around funding certainty as the development progressed toward completion.
